Who Is Buying Luxury Real Estate In India 2026: Market Size, Top Cities & Projects

Luxury real estate in India is holding its ground even as the wider housing market slows. In 2026, Mumbai, Gurugram and Hyderabad continue to attract high-value buyers, from entrepreneurs and NRIs to families seeking larger, more exclusive homes. Yet rising inventory and expectations of slower growth mean buyers are becoming more selective. For developers, the real differentiator is no longer the price or amenity list alone, but the strength of the address, the reputation behind it and the value buyers see in owning it.

Who Is Buying Luxury Real Estate In India 2026: Market Size, Top Cities & Projects

Luxury Missed the Memo in 2026

In August 2026, a customer from Gurugram paid ₹271 crore for a penthouse in DLF’s The Dahlias. A few weeks ago, Anarock had recorded a 6% dip in property sales across India’s seven largest cities in the April to June quarter, the lowest in over three years. The two facts are from the same year, and the difference between the two reveals more about luxury real estate in India than any single sales chart.

Knight Frank said it recorded 371 transactions in the ₹20 crore to ₹50 crore price band in the first half of 2026, up from 181 in the year-ago period. During the same period, sales of homes valued between ₹5 crore and ₹10 crore dropped 39% to 4,033 units.

The market hasn’t stopped buying pricey properties. Buyers are more selective now about which ones are worth their money. Even with the broader market declining, a rare address at the very top might generate demand. That difference is important to developers.

What is luxury real estate in India?

You can ask three property consultants where luxury starts, and you will get three replies. Knight Frank tracks residences above ₹1 crore, while Anarock’s luxury bracket is between ₹2.5 crore and ₹4 crore, with anything above ₹4 crore classified as ultra-luxury. India Sotheby’s International Realty, in association with CRE Matrix, looked at the market at the ₹10 crore and above level.

“Each definition has a different purpose. So, no single headline figure can do justice to the size of India’s luxury housing market.

Price speaks little in isolation. A 3-crore flat at a busy crossroads is a good house, but one that sits on a unique site, with fewer neighbours per floor, substantial usable space and services that go beyond a conventional residential offering, is a different proposition. Location, seclusion and scarcity are all part of what the buyer is paying for at this end of the market. The price is not only for the house but also for the fact that it’s hard to find another one like it.

Five Markets, Five Different Notions of Luxury

Mumbai keeps its guest list small.
Mumbai has clocked ₹18,512 crore in sales of properties priced at ₹10 crore and above in the first half of 2026, according to India Sotheby’s and CRE Matrix. A little less than 80% of the total value of main luxury sales were in ten neighbourhoods, with over 30 residences in Worli selling at prices higher than ₹40 crore in a period of 24 months.

The item to note is that 19 per cent of the buyers in these prime micro-markets were upgrading from outside South Mumbai. There are more purchasers trying to buy into an established luxury market, yet the supply of good land is restricted. That disparity is part of why some addresses continue to command such high prices.

Gurugram sells to the top.
Gurugram clocked 1,494 property sales totalling ₹24,120 crore in the ₹10 crore-plus category in 2025, ahead of Mumbai by transaction value in the category. NCR housing sales declined 11% between January and September 2026, according to Knight Frank, even as The Dahlias recorded a whopping ₹271 crore penthouse sale in August.

A city may be setting new records at the high end of its housing market while losing pace in areas of it. Gurugram is a striking case in point of that split, with demand for its costliest addresses responding differently to the overall market.

Hyderabad’s land hunger.
Hyderabad had 625 transactions of residences priced at ₹10 crore and above during FY26 to the tune of ₹8,562 crore. Some 57% of those properties were over 8,000 sq ft, alluding to a buyer who cares about scale as much as location.

Kokapet has become a major luxury corridor, with enormous homes in a market where the premium address is still evolving. The appeal is different from the well-guarded neighbourhoods of Mumbai, where purchasers can get much greater space for the same expenditure.

Chennai and Bengaluru
Bengaluru had 128 sales above ₹10 crore, valued at ₹1,957 crore in FY26, and Chennai had 58 sales valued at ₹727 crore. For the same ₹10 crore, Bengaluru offers about 3,930 sq ft, Chennai 4,290 sq ft and Hyderabad 6,210 sq ft.

That difference is important for a developer when they define what luxury should signify for a certain market. A buyer looking at luxury residences in India is not always comparing apples with apples. For one city it may be an established address and restricted supply; for another it may be the size of the home.

Goa and the Hills of Alibaug
Second homes continue to be on the cards, notably in Goa, Alibaug and hill getaways. According to the 2026 poll by India Sotheby’s, 33% of the affluent respondents were targeting hill and mountain areas for their vacation homes. For many buyers, a second home is more about how they expect to spend their time, rather than merely where they wish to retain property.

Four Luxury Addresses to Know

The most costly mansions in India don't always make it to the public domain. So any list of top luxury residences in India is a reflection of recorded transactions, not a definitive rating.

  • Lodha Malabar, Mumbai: 3 flats purchased in 2024 for ₹180 crore
  • Oberoi Three Sixty West, Mumbai: Sold apartments of 13,809 sq ft for ₹198 crore in 2024 in a skyscraper which has homes serviced by Ritz-Carlton.
  • DLF The Camellias, Gurugram: A 16,290 sq ft penthouse was sold for ₹190 crore in December 2024.
  • DLF The Dahlias, Gurugram: A 17,200 sq ft penthouse sold for Rs 271 crore in August 2026.

The Camellias is a particularly good example of how luxury property values can grow over time. DLF has claimed realisations of over Rs 1 lakh per sq ft against a launch price of about Rs 22,500 per sq ft on super acreage. The market has shifted, and so has the reputation of the address.

Best apartments in India depend on what a buyer values. Mumbai has established neighbourhoods and quality facilities, Gurugram is a location for extraordinarily large mansions, and Hyderabad gives substantially more space for the same outlay. What is the most luxurious flat in India or the most costly villa? There is no one answer to this question. Many high-end deals are private.

Who's Buying Luxury Homes in India?

A poll by India Sotheby’s of almost 700 high-net-worth and ultra-high-net-worth individuals in 2026 found 67% were positive about India’s progress over the next 12 to 24 months. Reasons for buying were more evenly split, with 53% saying they were buying for capital appreciation and 47% for self-occupation.

The buyers behind these numbers are not a homogenous bunch. Entrepreneurs and CXOs are buying at the top of markets like Gurugram. Mumbai’s old families are shifting to larger houses or better locations. NRIs still have their eye on Indian property. A poll by Anarock revealed that three out of four NRI respondents favoured properties costing more than ₹90 lakh. Others are consolidating property holdings into fewer, more valuable properties. Meanwhile, second house buyers are looking for homes they can use themselves.

They have different motivations and different expectations. For someone buying a primary home, usable area, privacy and daily ease may be most important. An investor may consider resale demand and the long-term prospects of an area. Luxury housing is not merely a price tag with a long list of features. A luxury residence must meet the needs of the buyer.

2026: A Good Year for Luxury Real Estate?

The numbers demand a careful response. Builders delivered 187,350 homes over the first half of 2026 vs. 171,471 sales, which indicates that supply is starting to outstrip absorption. India Sotheby’s poll revealed that 56% of rich respondents anticipated a slowdown in the luxury market's pace in FY27.

Meanwhile, tight supply remains a plus for key metropolitan locations. The essential concern is not whether luxury properties will appreciate as a category, but if a given home has the location, quality and demand to hold its own.

If you are looking for luxury homes for sale in India, you should check out the track record of the developer in terms of delivery, confirm the RERA registration of the project, compare the carpet area with the super area, and also look at the proof of resales of comparable properties. Just because the price is high doesn’t mean it’s a great investment.

What Developers May Learn From the Top End

A developer looking at these numbers could say the answer was to build bigger and charge more. It is more useful to conclude that different levels of luxury demand different selling approaches.

A buyer who is looking at a flat in the 6 crore range will compare projects, will look at the usable space to price and will ask why should he buy one property and not another. If its list of amenities is much like three competing projects, the topic can rapidly move to discounts. A buyer spending ₹50 crore may do it through personal network, private previews and the reputation of the place. One campaign cannot credibly speak to both.

Brand image can also alter the maths. DLF’s Aakash Ohri has indicated that branded dwellings in India can fetch approximately 30-40% more than equivalent non-branded homes. The price path shown for the Camellias demonstrates why an established identity is important, although location, market factors and time also affect appreciation.

The trick for developers is to give customers a reason to remember a project and believe in its long-term value. Architecture and specs matter, but they need to be articulated as part of a unique proposition, not another features list.

At Nine Degree we work with developers on the idea behind that offer, from the positioning of a new luxury project to planning its launch and shaping its perception by purchasers. We ask the same questions in our articles on luxury flat advertising ideas to attract high-net-worth purchasers and decoding the Indian real estate buyer, but from the marketing and buyer’s point of view.

Frequently Asked Questions

What counts as luxury real estate in India?

There is no single legal definition, so the price line moves with whoever is publishing the report. Knight Frank groups everything above Rs 1 crore together. Anarock's 2026 viewpoints treat Rs 2.5 crore to Rs 4 crore as luxury and anything higher as ultra-luxury, and India Sotheby's tracks homes of Rs 10 crore and above. Scarce location, privacy, large carpet areas and branded service matter as much as the number.

Which Indian cities have the biggest luxury housing markets?

Mumbai and Gurugram lead at the very top. Mumbai recorded Rs 18,512 crore in sales of homes at Rs 10 crore and above in the first half of 2026, while Gurugram logged 1,494 such transactions worth Rs 24,120 crore across 2025. Hyderabad is the largest luxury market in South India at Rs 8,562 crore in FY26, with Bengaluru growing fastest and Chennai a smaller third.

Who is buying luxury homes in India in 2026?

A mix of entrepreneurs and CXOs, business families upgrading to larger addresses, and NRIs and wealthy investors consolidating portfolios. In India, Sotheby's 2026 survey of nearly 700 HNIs and UHNIs found that 53% said they were buying for capital appreciation and 47% for self-occupation. Buyers have also become more selective, favouring prime urban addresses over second homes as quality inventory tightens.

What is the starting price of a luxury apartment in India?

It depends on the consultant and the city. Anarock's 2026 viewpoints begin luxury at Rs 2.5 crore, while Knight Frank tracks everything above Rs 1 crore as one broad band. In practice, Rs 10 crore buys roughly 3,930 sq ft in Bengaluru, 4,290 sq ft in Chennai and 6,210 sq ft in Hyderabad, so the same budget buys very different homes.

Which are the most luxurious apartments in India?

Among the best documented are Lodha Malabar and Oberoi Three Sixty West in Mumbai and DLF's Camellias and Dahlias in Gurugram. Reported deals include a Rs 190 crore penthouse at the Camellias in December 2024 and a Rs 271 crore penthouse at The Dahlias in August 2026. Many transactions are never publicised, so any ranking is only as complete as the public record.

Is luxury real estate a good investment right now?

It can be, with caveats. Knight Frank describes the market as consolidating rather than correcting, yet launches are outpacing absorption, unsold inventory is edging up, and 56% of wealthy respondents in India Sotheby's survey expects luxury momentum to cool in FY27. Scarcity favours prime micro-markets, but this is general information and not investment advice, so check developer track record and RERA status first.
